3 Must-Do's When Selling Your Home in 2024

Image
If one of the goals on your list is selling your home and making a move this year, you're likely juggling a mix of excitement about what's ahead and feeling a little sentimental about your current home. A great way to balance those emotions and make sure you're confident in your decision is to keep these three best practices in mind when you're ready to sell. 1. Price Your Home Right The housing market shifted in 2023 as mortgage rates rose and home price appreciation started to normalize once again. As a seller, you still need to recognize how important it is to price your house appropriately based on where the market is today. Hannah Jones, Economic Research Analyst for  Realtor.com , explains: "Sellers need to become familiar with their local market and work closely with a local agent to make sure their listing is attractive to buyers. Buyers feeling the pressure of affordability are likely to be pickier, so  a well-priced, well-maintained home is the ticket to ...

Key Terms Every Homebuyer Should Learn

Image
Affordability A measure of whether someone earns enough to qualify for a loan on a typical home based on the most recent price, income, and mortgage rate data. When home prices and mortgage rates are higher, it can impact affordability. Appraisal A report highlighting the estimated value of the property completed by a qualified third party. Lenders rely on appraisals to validate a home's value and ensure they're not lending more than the home is worth. Closing Costs The fees required to complete the real estate transaction. Paid at closing. Ask your lender for a complete list ,of closing cost items, including points, taxes, title insurance, and more. Credit Score A number ranging from 300-850 that's based on an analysis of your credit history. This helps lenders determine the likelihood you'll repay future debts. Down Payment Down payments are typically 3.5-20% of the purchase price of the home. Some 0% down programs are also available. Ask your len...

Don't Let Your Offer Be Rejected

Image
You've finally found your dream home. It's perfect - spacious, sunlit, and beautiful. The home is close to everything you enjoy, and far away from everything you don't. You call your agent, you settle on a price, you make the offer. The seller replies... "No." Is there anything more disappointing? Just a moment ago you were excited and eager, anticipating your new life in your new home. But instead... "No." I'll be honest. Rejection happens. It's always disappointing, and frustrating, and a little demoralizing. And most of the time, it can be avoided. Here's how: Make a Strong Offer It's often wise to begin by making an offer below the seller's asking price. That's how negotiations work. They name a price, you name a lower price, and then somewhere in the middle you find a price that satisfies everyone. But if your price is  too  low, a savvy seller might decide you're unlikely to come up to a reasonable amount. This is where ...

Retiring Soon? Why Moving Might Be the Perfect Next Step

Image
If you're thinking about retirement or have already retired this year, it's a good time to consider if your current house is still a good fit for the next chapter in your life. Fortunately, you may be in a better position to make a move than you realize. Here are a few things to think about as you decide whether or not to sell and make a move. How Long You've Been in Your Home From 1985 to 2008, the average length of time homeowners typically stayed in their homes was only six years. But according to the  National Association of Realtors (NAR) , that number is rising today, meaning many homeowners are living in their houses even longer  (see graph below) : When you live in a home for a significant period of time, it's natural for you to experience a number of changes in your life while you're in that house. As those life changes and milestones happen, your needs may change. And if your current home no longer meets them, you may have better options waiting for you. H...

Book Smart vs Street Smart... or Both?

Image
If you were asked to choose between being "book smart" and being "street smart", what would you choose? Is it better to have a wealth of lived experience to draw from, or is it better to have an arsenal of up-to-date information at your disposal? For the most qualified real estate professionals, the answer will always be "why not both?" They understand that there is no substitute for experience when it comes to understanding their clients' needs and strongly negotiating on their clients' behalf to get those needs met. They  also  understand that the real estate industry is complex and ever changing, and that they will need to keep educating themselves in order to keep up if they want to provide their clients with the best service possible. An Experienced Professional There is only one way to gain experience, and I'm fortunate to say I have that in abundance. (Have a look at my ever growing  list of satisfied clients .) But why only learn from m...

Image
The holidays are upon us once again! We're so excited to be spending a cozy Thanksgiving with our family this year. For those who are visiting friends and family for the holiday, allow me to offer a refresher in Southwest Florida Holiday Dinner Etiquette. If you're a new arrival, please read these rules carefully. If you're a seasoned Floridian, tell me what I've missed! Wear Appropriate Attire Labor Day has come and gone, so be sure your flip-flops and sandals are a suitable fall color such as yellow, orange, or brown. If you have a holiday sweater, feel free to throw it on over your swimsuit. Bring along a t-shirt as well, though; you'll want something more comfortable when the temperature reaches the high 70s. Finally, festive sunglasses must be Thanksgiving themed. Save the Christmas themed beach gear for December! Be a Welcome and Welcoming Guest Guests should never arrive empty handed. Consider bringing along some extra sun-block or pool towels for out-of-town...
